At the beginning of 2015, all homeowners in the Voorschoten region received a provisional energy label from the central government. This label is based on, among other things, the year of construction, the insulation method and the heating method and is intended to stimulate energy-efficient homes. When selling or renting your house, the provisional energy label must be made definitive.

Your EPC tells you how much energy your home uses; that is, it measures your home’s ‘energy performance’. The most energy-efficient homes have an EPC rating of A. The least energy-efficient get a G.
Your EPC also suggests things you can do to save energy in your home, like installing double glazing or insulating your roof, outer walls or floor.
A definitive EPC is required when you put your home up for sale or rent or when construction is completed. If you cannot present a definitive EPC at these times, you risk a fine. An EPC is valid for up to 10 years.
You can convert your provisional EPC online into a definitive EPC by taking the following steps:
1. Log in with your DigiD at www.energielabelvoorwoningen.nl (a Dutch-language site).
2. Check the details given for your home and correct them if necessary.
3. Upload digital evidence of energy-saving measures you have taken (such as a structural survey, a bill or photos).
4. Choose an accredited expert (on the basis of the expert’s fees, reviews by clients or response time).
Accredited expert checks your information
The accredited expert (energy adviser, estate agent or structural surveyor) will check the information you have submitted. Experts may consult you about this information, but they will not actually come to your home.
Once the expert has verified your information, you will receive your definitive EPC by post. Your definitive EPC will be registered automatically once your information has been approved.
A definitive EPC within a few days
You could receive your definitive EPC within a single day. Usually it will take a bit longer.
How fast you receive your definitive EPC will depend on:
a) the quality of the evidence you submit;
b) the response time of the expert you choose.
Like EPCs issued before 2015, your definitive EPC is valid for 10 years.
There is no charge for a provisional EPC. A definitive EPC should cost a few Euros, to cover the expert’s administrative costs.
